Secure a piece of rural living with Clayton Homes
Establishing the correct work/life balance is more than just juggling time in the office with your social calendar, it’s also increasingly important to live in the right location to wind down from the day-to-day stresses of working life.
Commuters in the vicinity of the M62 corridor now have a viable option of finding their perfect haven by combining the qualities of modern day living in a rural setting at two fantastic developments by Clayton Homes in the West Yorkshire town of Elland.
Over 200 affordable luxury properties are available for sale across both sites with the first, on Park Road in the town, comprising 138 luxury apartments and duplex penthouses at the former Valley Mill site. Prices of properties there range from £139,950 to £379,950.
The second option for potential buyers is the homebuilder’s £17m development on the former Marshfield Mill site on Dewsbury Road, which is called The Silk Mill. This sympathetic development will see the existing four storeys of the mill building restored to their former glory, whilst a further three storeys constructed from steel and glass will also be added. Apartments at The Silk Mill will be available from around £119,950.
Stephanie Painter, Clayton Homes’ sales & marketing manager, said: “The beauty of these properties is that they offer all the benefits of living in a house, whilst still retaining an apartment living experience. For example, people who are used to the luxury of large, expensive open plan apartments in the centre of Manchester often have to compromise on the storage space available to them. Our apartments offer a solution to this by incorporating loft spaces and mezzanine features, which not only look good but also serve a practical purpose.”
Each of the apartments has its own unique features and will be finished to a high specification, including award-winning designer kitchens, and benefit from fabulous natural light provided by huge windows and original brickwork. Residents will also have access to spacious gardens, secure parking and a concierge service.
Stephanie, continued: “Both developments offer viable alternatives for people craving a property with easy access to both Leeds and Manchester, whilst also being located in a fantastic part of the Yorkshire countryside. With the inviting prices, extra space and appealing design, homebuyers will get fantastic value for money at Valley Mill and The Silk Mill compared to similarly priced properties in the city centres.”

Elland-based homebuilder Clayton Homes has offered to pay for the construction of a multi-million pound train station in its home town
It is anticipated that the building of a train station in Elland – which would be entirely funded by Clayton Homes - will have a significant positive economic and social impact upon the town by providing it with a fast rail link to both Leeds and Manchester.
Clayton Homes worked closely with Calderdale Council’s economic development department to develop its offer for the train station and this will now be the subject of a feasibility study. Clayton Homes is optimistic that the study will conclude the station is both viable and necessary for Elland.
Jason Sanderson, Clayton Homes’ land & acquisition manager, said: “As a major developer in Elland we are playing our part in helping regenerate the town, but we also understand that for it to continue to prosper it must have the necessary infrastructure.
“The results of a study commissioned by Calderdale Council to develop a strategy to guide the future regeneration of the area - called the Elland Action Plan - clearly show that local residents want a train station, and we are aware of the benefits that it will bring the town’s businesses and people.
“A developer proposing to fund a train station is not something that happens every day, but at Clayton Homes we are committed to ensuring that we have a positive impact upon the wider community which extends beyond that created by our buildings.”
The proposed location for the train station is on the existing tracks close to the Nu-Swift International building along Wistons Lane, putting it within easy reach of Lowfields Business Park and Elland town centre
Robin Newlove, town planning associate with Scott Wilson (incorporating Ferguson McIlveen) and consultancy project manager for the Elland Action Plan study, said: “Clayton Homeshas shown a timely and positive response to the draft visionary document for the future of Elland completed by Scott Wilson (incorporating Ferguson McIlveen).
“Improving public transport links is key to a sustainable future for the community and an opportunity for the private sector to contribute to that process ought to be given serious consideration, even where this may involve off-setting obligations elsewhere.
“If the project is given the go-ahead it will be hugely significant for the town and, potentially, will unlock many benefits ranging from increased investment in the area to new job creation.”
Clayton Homes is currently developing 138 one-, two-, three and four-bedroom luxury apartments and duplex penthouses at the former Valley Mill site on Park Road in Elland. The homebuilder began to renovate the mill in July 2003 and expects to have fully completed the development by the end of this year. Prices of properties at Valley Mill range from £139,950 to £379,950.
Calderdale Council has also recently given the go ahead for Clayton Homes to develop 91 luxury two-bedroom apartments on the former Marshfield Mill site in Elland. The £17m development on Dewsbury Road will see the existing four storeys of the mill building restored to their former glory, whilst a further three storeys constructed from steel and glass will also be added. Apartments at Marshfield Mill will be available from around £119,950.
